The Advantages of Ardsley Professional Property Management
Board Members are all volunteers and as such spend many hours each month working on the goals of their homeowner association. Ardsley Management Corporation's mission statement pledges to provide accounting, administrative and property management services to the volunteer Board to lighten their load. The joint objective of the Board and the Management Company is to protect and enhance the community property values.
THERE ARE THREE GENERAL AREAS OF SERVICE THAT A MANAGEMENT COMPANY PROVIDES:
- ACCOUNTING - Billing and collecting association fees, preparation of monthly financial reports, assistance with annual budget, processing state and federal tax returns as well as assisting in your annual financial audit and budget preparation. Ardsley's Controller assists the Board in decisions regarding financial for deposit of operating and reserve funds.
- ADMINISTRATIVE - Maintenance of the homeowner roster, preparation and processing of transfer information for resale, completion of mortgage company questionaires, sending a welcome letter to new homeowners, provision of after-hours answering and emergency service, maintenance of daytime office hours, preparing and photocopying special mailings, including your Annual Meeting packet, and maintaining correspondence for the Board. The Management Company also assists the Board with policy and document changes and works with the Board regarding new owners and architectural request approval.
- MAINTENANCE - Assist in hiring and evaluation of the performance of contractors, bid specifications for service desired, and a competitive bid analysis of vendor services. We are involved directly with owners and the vendors to provide quality services to the owners.
Your Property Manager will be the primary liaison between the owner and Ardsley Accounting, Ardsley Management, and your vendors. The Manager will work to facilitate service and communication between all homeowners and the Board of Directors. Your Property Manager will be familiar with the Declaration of Covenants, By-Laws, and Rules and Regulations. The Management Company will assist the Board in implementing policy decisions based on the criteria contained within your documents. The Manager will additionally work with the Board to ensure cost effective and efficient operation of your community. Protecting the assets of your community is paramount and the Manager sees that all vendors who work on the property are adequately insured. Maintenance of necessary levels of insurance for property, casualty and liability as recommended by the association's documents is the responsibility of the Property Manager. Professionally managed communities can receive discounts from insurance carriers and owners can see a better finance rate from their mortgage company.
